The companies in this industry invest in residential mortgage pass-through securities and collateralized mortgage obligations for which the principal and interest payments are guaranteed by government-sponsored enterprise or by the United States government agency. The prospects for Mortgage REITs are driven by interest rates. The greater the gap between short-term borrowing rates and what long-term bonds are yielding, the more profitable a Mortgage REIT will be.
